BIG REVEAL: PERRY REDEVELOPMENT
A multi-year, multi-phase effort to transform the Commodore Perry Homes site east of the Cobblestone District is moving forward.
The Buffalo Municipal Housing Authority and development partner Penrose NY, LLC have submitted plans to the City for review.
The existing 18.8-acre complex consisting of 35 buildings and 284 units will be demolished and replaced with 405 residential units and 8,000 sq. ft. of commercial space. A mix of apartment buildings and townhouses is planned.
From the project application:
Perry Homes will offer 566,162 +/- square feet of new housing and community amenities, including 405 affordable housing units. The unit mix will consist of 108 one-bedrooms, 110 two-bedrooms, 136-three bedrooms, 37 four-bedrooms and 14 five-bedrooms. No superintendent unit is anticipated
.
The community will consist of 27 separate buildings primarily comprised of a mix of townhouse and stacked flat residential buildings, but also 3 mid-rise buildings with ground floor community service facility and commercial spaces. The ground floors will also include residential amenity space such as fitness centers, community rooms, and a centralized property management office. Centralized laundry facilities will be located within the midrise buildings, while in-unit washer-dryers will be provided for the townhouses and stacked flat buildings. All units will have in-unit bulk storage space. Surface parking will be provided throughout the site for residential tenant use, in addition to some spaces identified specifically for the commercial units and management office facility. The 18.8-acre site provides ample outdoor open space, both programmed and passive, that will complement the housing and commercial/community uses

The three midrise buildings will consist of 112 residential units of one-bedroom and two-bedroom unit types totaling 272,816 SF. The midrise buildings are 5 stories tall, consisting of a one-story podium and four stories of wood frame structure above. Each midrise building will contain a centralized lobby with an elevator core
.
The ground floor of the mid-rise buildings will be activated with commercial space, a property management office, and residential amenities. The two mid-rise buildings along South Park Avenue will contain 3 commercial spaces ranging from 2,000 SF to 5,000 SF intended to be filled by neighborhood retailers providing services to the greater Perry neighborhood and strengthening the South Park commercial corridor

Additionally, there will be 24 townhouses and stacked flats totaling 182,992 SF. Each of the townhouses and stacked flats will be 2 and 3 story walk-up buildings with an inviting entrance with its own front and rear door. Front entrances will include a stoop/porches and the rear yard will include a semi-private backyard space, a highly requested amenity from the Development Team’s community engagement sessions

Wallace Roberts & Todd, LLC designed the $200 million project. LaBella is the project engineer. Construction is anticipated to take three years to complete.
